Four schemes make the 2026 Neave Brown Award shortlist, and all of them were delivered through councils or public partnerships. The winner lands on 15 October.
The 2026 shortlist for the RIBA Neave Brown Award names four projects: Rowan Court by Satish Jassal, Lion Green Road by Mary Duggan with RUFF, Canada Water K1 by Morris+Company, and St Andrew's Drive in Glasgow by Jmarchitects. The winner will be announced on 15 October at the Stirling Prize ceremony. What links the four is not geography but procurement: each runs through a council or a public partnership, which cuts against the market-led housing model that has dominated the past decade.
A separate housing award makes the subject visible, and that is its value. It also carries a quiet risk. Prizes like the Stirling tend to reward cultural and educational buildings, and giving housing its own category can end up excusing its absence from the main contest. The scale of the shortlisted schemes is worth noting too — these are interventions of tens of homes, not hundreds.
